Who can use HawkHOA
HawkHOA is a member-only preview for verified FishHawk Ranch residents. Before you can ask a question, HawkHOA verifies your street address against the public Hillsborough County property appraiser record. Your address is never stored.
This gate exists so the assistant stays squarely inside its purpose: helping FishHawk Ranch residents exercise the inspection rights they already hold under Florida Statute 720.303(5), which gives HOA members the right to review their community's records. HawkHOA is a search tool for records you are already entitled to see, not a public republication of anyone's documents.
What makes HawkHOA different
- Every answer is cited. The assistant shows the exact quote from the source document so you can verify it yourself.
- Florida law included. When you ask a law-related question (about statutes, fines, due process, legal enforcement, etc.) HawkHOA also references Florida Statute 720 (Homeowners' Associations) so the answer can cite both your HOA's rules and the underlying state law.
- Clear refusals. HawkHOA is designed to recognize when a question is really asking for a legal opinion, a financial recommendation, or the application of a rule to a specific situation. In those cases, it redirects to your management company or a licensed Florida attorney instead of guessing.
